1. Pre-qualification is a must before making any offer. Sellers will not accept an offer without a pre-approval letter.  It's simple and fast.  

2. This quick process will show you what you can spend on a home, along with your payment information.  Tax rates will affect your payment more than anything.  I can narrow your payment, including taxes and insurance to a very close estimate.. While a "pre-qual" is non-binding to the lender (because the information you provide has not been verified), it does serve as a good indication to potential sellers of your ability to purchase their home.
